Jappi Save Editor Problem- Help a sunbro out

Save Editor works fine with the item modding part, but it does NOT work with the "edit attribute" part, when i try to edit attribute pop up an error saying that "entity not managed exception"-
i downloaded both 2.5 and 3.0 version and i have noticed that in both of 'em, in the .zip file, there is only the .exe file and the folder named "Items", should be there another folder with edit attribute part?

Plus the 3.0 keep crashing or goin' error without even starting-

You can't mod Stats anymore because there was a patch for the game a few months ago that stopped it. The stat modding is there for people that don't have the Title Update.

Also don't make a new thread for help with an Editor. You should have posted this in the Editor's thread...
